Residential Lettings and Management

We offer a premium service to our clients who wish to avail of a professional letting and management service. We facilitate short, medium or long term letting agreements and have established connections with many large companies and professional firms to supply high profile tenants.
We endeavour to secure the most desirable tenants for your property.
Letting Service
This service is designed to facilitate the landlord who is not in the position to secure high quality tenants and oversee the letting arrangements for his/her property.
The key areas we focus on when establishing tenancy are as follows:

- Letting the property in the shortest time frame possible
The services we provide are:
Rental valuation and assessment:
Before a property is registered on our books a member of our team visits the property and offers precise rental estimation.
Market your property:
The property will be placed on our residential lettings listings. This listing is revised daily and is circulated to large companies and other sources of professional clientele.
Screening of tenants:
When Midland Letting and Property Management have found a suitable tenant we request full time employment details, references from previous landlord and Bank references.
Rent and deposit:
We collect one months rent in advance and a security deposit (usually one months rent).
Contracts / Lease Agreements:
We provide a standard lease agreement, which is legally binding for the specified period requested by the landlord.
Standing Order:
If required by the landlord, we will arrange a standing order mandate from the tenant's bank account to the landlords on payment day.
Utilities:
We arrange for the transfer of telephone, electricity and gas (where applicable) into the new tenants name.
Management Service:
At Midland Letting and Property Management (MLPM) we offer the complete residential management service which caters for those who do not have time to manage their own property or for landlords who do not reside close enough to their properties to do so themselves. Our service is also available to the landlord who prefers professional and experienced property managers to look after their property.
Rent Collection:
Standing order set up between tenant's account and MLPM's account. MLPM make every effort to ensure efficient rent collection. We use the latest technology to transfer funds directly and without delay into the landlords account.
Rent is usually paid in advance into the account of MLPM. Net rent payments are then made to the landlords account and a statement is issued. In the case of rental arrears, we identify the problem immediately and deal with it swiftly.
It is company policy to hold all deposits paid upon signing of lease agreements and to refund to tenant upon expiry of lease less any deductions that may be made for breakages, cleaning etc.
Maintenance:
As management agents for your property we will be responsible for any maintenance issues. We will act on your behalf and make practical decisions regarding the maintenance of your property. The landlord will be contacted prior to the commencement of any work.
Tenant Correspondence:
There will be no landlord/tenant communication (unless required by landlord). All issues between tenant and landlord will be dealt with directly from our offices.
Vacation of the property:
When tenancy expires and tenants are due to move out, Midland Letting and Property Management will make a thorough inspection of the property and ensure it is left as near as possible to its original condition.
Any repairs or replacements will be made from the deposit or the tenant will be responsible for repairing or the replacement of any item damaged.
Finally, should you have any additional requirements to be included in your management service we will make every effort to meet your requirements.
